We do things a little bit differently at the Villas at Flintrock Falls. Many builders will load their model home with plenty of upgrades. The model home hardly represents their "standard" model and you'll experience sticker shock when you find out how much they've spent in upgrades for their model.

Our "standard" model includes the upgrades that we often see in our 25 years experience building high end custom homes. And our model home includes only $8,223 in upgrades from our standard, including some faux paint, an additional door, etc... Not much, really. But when people come by, they are not used to finding the "extras" already included in the standard pricing. (vaulted ceilings with step ups and cedar beams, stained 8 foot interior wood doors, build in desk, double doors in study, built in closet dresser...just to name a few things)

That's why we created the Abbastanza line at the Villas at Flintrock. Abbastanza could be translated from Italian as "enough" - as in, "I have enough. I'm good." It is a notch higher than what you'd find with most builders standard plans and has a few less things included that are included in the "standard" floor plans at the Villas at Flintrock Falls.

Lakeway 4th of July Events!

Lakeway 4th of July Parade and Pagent
The parade starts at 8:30am. The parade route follows Lakeway Drive from the driving range and end at the Justice Center (the old City Hall) at 104 Cross Creek. The Pagent will be held at the Lakeway Activity Center at 10:30am.

Keep Cool at the Lakeway Swim Center
The Lakeway Swim Center will be open from 12pm-6pm. Admission to the Swim Center is $3. Skateboard Park is free. Click here for driving directions. To visit the Swim Center's main website click here.

Evening In the Park - Fireworks
Starting at 4:30pm at Lakeway City Park there will be music, food bounce houses, waterslide and a foam machine. The Laser Light Show will start at 9:15pm and the Fireworks will start at 9:30pm. There will not be any parking available at City Park on July 4th. Shuttles will be running from Lakeway Elementary at 4:30pm and from Emmaus Catholic Church at 5:30 to City Park for the festivities. Pending Home Sales Rise 6.7 Percent in April

I came across an MSNBC article today that gives us hope that that home market is showing some life. In the month of April, pending home sales have gone up 6.7 percent. It's the largest jump in over 7 years!

The National Association of Realtors said Tuesday its seasonally adjusted index of sales contracts signed in April surged 6.7 percent to 90.3, far exceeding analysts' forecasts.

The New York Times reprinted an article, Fannie Mae Eases Credit to Aid Mortgage Lending by Steven A. Holmes that was first published September 30, 1999. The story described how Fannie Mae was under pressure to expand mortgage loans to extend home ownership to millions of people. It is sobering to read Peter Wallison's statement from 9 years ago, "If they fail, the government will have to step up and bail them out the way it stepped up and bailed out the thrift industry."

Austin City Limits Music Festival

It's that time of year again! My kids and I have gotten in a groove with school and activities so that when ACL Fest rolls around it feels like a huge reward! This is my 6th year going to ACL Fest and I think I get a little more excited each year. I certainly feel like I know my way around a little bit better!

If you're a music lover, you should check it out! Sept. 26-28 That's this weekend! You can check out the lineup by visiting the ACLFestival site. There you can find schedule for each day and even listen to the artists to help you choose which ones you want to see. I have found that some of the best shows I've seen were ones I didn't originally "plan" on seeing. I'll never forget how much fun I had grooving to Zap Mama or Big Sam's Funky Nation under the tent! So make your schedule but be flexible! You never know what you might find!

If you're a newbie, you might want to check out the general info page. It details what you can and can't bring, how to enter, parking, etc. I am curious to see how it all works out this year with Capital Metro drivers being encouraged by the union to not sign up for overtime hours. (more info) Since we've not had any rain, I'm hoping that we don't have a repeat of the dustbowl! You can also sign up for an email newsletter, texts or use the aclfest mobile page to keep informed. Bookmark http://wap.vibes.com/acl/ on your phone and have access to the lineup, schedule, transportation, after shows and setlists.

It's always hot, so make sure you dress appropriately (anything goes...really! you'll see everything) and drink lots of water. There are also misting areas to cool off in, but shade gets taken up pretty quickly. Either park your chair under a tree for the day or travel light and simply migrate!
